How to Terminate/Break a Lease?
If a tenant ends a fixed-term lease before the agreed end date without valid grounds, this is considered a lease break. Properly recording this process ensures that all pending transactions, penalties, and deposits are managed correctly. PropSpace Property Management Software provides a feature to efficiently break an ongoing lease while tracking terminated leases. Follow the steps below to break a lease in PropSpace.
To terminate or break a lease in PropSpace, follow these steps:
- Select the ongoing lease that you want to break.
- At the top right of the lease screen, click "Break Lease".

- Enter the required details:
- Break Lease Date – The date from which the lease should be broken.
- Penalty Amount – The fee charged for breaking the lease.

- Click "Break Lease", and a confirmation pop-up will appear.

- Upon confirmation, you will see all transactions related to the lease. There are three options available:

You can also review this by clicking on the Review Transaction.

- Option 1: View all lease-related transactions and void any pending transactions.
- Option 2: Add a penalty amount to be charged to the tenant.
- Option 3: Review the deposit amount, if applicable.
- You can also email the pending transactions or a summary of the lease termination to the client for their records.
Breaking a lease in PropSpace is a structured process that ensures all financial aspects, including penalties and deposits, are handled properly. This feature helps property managers maintain accurate records while managing lease terminations efficiently.
